Proposed Zoning For Anneslie Would Restrict Business

TOWSON, MD — Should certain businesses be prohibited from setting up shop in Anneslie? A new proposal aims to narrow the focus for part of the York Road corridor.

Every four years, Baltimore County solicits input on its zoning map during the comprehensive zoning process, which began in the summer.

Councilman David Marks, who represents Towson, asked the Anneslie Community Association for changes it would like to see as the comprehensive rezoning process gets underway, according to the Baltimore Sun.

The zoning change request filed by Marks Tuesday calls for rezoning more than 8.6 acres on York Road, between Overbrook Road and Dumbarton Road.

Based on the proposal, zoning would be changed to "community business," which is defined by Baltimore County as someplace that "provides for daily shopping and service needs of nearby residents through small businesses which do not generate large amounts of traffic; stresses compatibility with residential uses."

This is in contrast to the current zoning of "business local," which encompasses small-scale commercial developments.

According to the Sun, one of the main motivators was that community business would not allow developers to incorporate drive-through windows in their projects.

There will be public hearings on proposed zoning changes in March 2020. The Baltimore County Council will vote on proposals in September 2020.
