Acton Housing Market - Mixed News; Y-T-D Sales up 33%; Prices down 6%

Mixed news for the residential real estate market in Acton. Sales are up, but prices are lower than last year reports Marilyn Messenger, local Certified Residential Specialist and buyer broker.

Current (8/29): There are 80 family homes for sale in Acton; last year at this time there were 111. List prices range from $185,000 to $1,395,000. The median list price is $574,400. Last year at this time the median list price was $579,900. 16 new listings came on the market in July 2012 compared with 25 in July 2011. Click to see all of the homes for sale in Acton.
 
Pending Sales: Pending sales for single family homes in Acton were higher than in July 2011; 23 compared with 19.
 
Closed Sales July 2012: there were 22 closed sales of single family homes in Acton during July 2012, one less than in July 2011. The median sale price was $545,150, 6% less than the July 2011 median of $580,000.
 
Y-T-D through July 31, 2012: Closed sales were up by 33.3% in Acton for the first seven months of 2012; there were 124 compared with 93 for the same period in 2011. The 2012 median sale price was $498,250, 6% lower than last year for the same period.

Home sellers need to consider this data carefully and adjust their asking prices accordingly. People who would like to live in Acton this is a good time to make your move.
 
Condominiums: There were 8 condominiums including garden-style, attached and detached townhouses, sold in July; last July there were 11 closed sales. Sales for the first seven months were up by 5.9%; the median prices was $207,500, 21.3% lower than last year.
