LAER Realty Partners Releases June Housing Report

Boston, MA – July 25, 2016 – LAER Realty Partners, the third largest real estate company in Massachusetts with 22 locations and more than 400 agents, is proud to release its monthly housing report, which examines trends throughout the state.

According to the report, average prices and transactions for single-family homes increased in every county examined year-over-year.

June’s report demonstrates that inventory shortages continue to drive price and sales up across the Commonwealth, as experienced in the spring market. As a result, bidding wars are expected to continue throughout the summer and fall. While these conditions are opportune for sellers, the climate creates a challenge for buyers who must compete to have their offer noticed. Often, buyers are forced to raise offers while dropping important contingencies to remain competitive.

“Comparable to what we saw in the spring market, buyer demand coupled with inventory shortages have resulted in large increases in average single family and condominium prices,” said Andrew Armata, co-owner of LAER Realty Partners. “We can expect this trend to continue in the coming months.”

Pricing and sales volume are expected to continue to rise through July. Factors including the current stock market and approaching election could have an effect on mortgage rates. “We can expect bidding wars to continue, as inventory cannot keep up with demand,” said Stacey Alcorn, co-owner of LAER Realty Partners. “When rates start escalating, however, it is only a matter of time before the buzzing housing market calms.”
