Home Sales Down Everywhere In MA, But Cape Might Be Exception
The most recent data is equivocal about buying and selling on Cape Cod.
CAPE COD, MA — Home sales have plummeted across Massachusetts, including on the Cape, with a few exceptions.
Statewide, sales of single-family homes and condominiums fell last month by more than 12% from the February 2025 levels, according to data released Monday by the Massachusetts Association of Realtors.
But in Falmouth, 19 sales closed in February, a 73% jump from the previous period. Then again, the median sale price fell 5.4%, to $700,000.

The median price is the level at which half of the homes sold for more and half for less.
Here are the residential February real estate results on Cape Cod, according to the MAR, with data compared to the previous-year results.

- Barnstable: 19 homes sold, a 35% decline from February 2025, with a median price of $650,000, a 9% fall
- Brewster: six homes sold, a 100% increase from last year; with a median price of $840,000, a 36% increase
- Bourne: unchanged from February 2025
- Chatham: two sales, an 80% fall; $1,325,500, a 36% fall
- Dennis: 11 sales, a 57% increase, with a median price of $689,000, a 32% jump
- Eastham: two sales, a 71% fall; $891,750 median, an 0.8% increase
- Edgartown: two sales, 100% increase; $1,992,500, 33% increase
- Falmouth: 19 sales, 73% increase; $700,000, 5% decline
- Harwich: seven, 30% fall; $765,000, 10% decrease
- Nantucket: unchanged
- Sandwich: eight, 33% decline; $855,000, 28% increase
- Truro: four, 300% increase; $945,000, 73% decline
- Wellfleet: one, 86% decline; $887,500, 23% increase
- Yarmouth: eight, 43% decline; $600,000, 8% increase.
