Marion's Pie Shop, A Cape Cod Institution, Is For Sale. You Can Own It For $2.9 Million

CHATHAM, MA — If food can be compared to heaven, then a seafood pie from Marion's Pie Shop in Chatham is about as close as you can get to the pearly gates while on Earth. The recipe for that and other pies is up for sale, along with the business itself and the retail space.

First reported by the Cape Cod Times, Blake and Cindy Stearns, the owners of the pie shop for the last 20 years, have put the business up for sale. The Stearns have continued on the 75-year tradition of Marion's, and are now looking for someone else to do the same.

The 2022 Main Street location is listed for sale on the Premier Commerical website for $2.9 million. But it isn't just the building a potential buyer would be investing in.

As locals already know, the listing says Marion's is "admired for its products including but not limited to breakfast, fruit pies, breads, treats, homemade comfort foods, savory pies and much more."

The recipes for all those pies, breads and treats? They're up for sale as well.

Included in the $2.9 million price tag is the land, buildings, business, recipes, brand, equipment, and improvements, according to the listing.

Already, plenty of longtime customers have taken to Facebook to respond to the news.

"I’d pay $2.9M just for the blueberry crumble recipe," said one user.

"My favorite place on the Cape. Cape isn't the Cape without the best orange and cinnamon buns. Here's to new owners that continue the traditions! It's a gem of a place," said another.

The Stearns told the Cape Cod Times that they'll continue to be open six days a week until the sale is finalized, so there's still time to get your pies from Marion's in its current iteration.
