Better still, here in Braintree there are currently approximately 4 months of inventory on the market. This means we are trending toward a sellers market.
As you know there is a lot of economic uncertainty out there--unemployment, job growth, the stock market, international economic crises in Greece and Italy for example. One of the bright spots in the U.S and local economy is housing! Across Massachusetts the number of sales are up 18% over last year while prices across the state remain flat.
Supply and demand applies to real estate just like other commodities. As a rule of thumb 1-4 months supply of homes is a sellers market; 5-6 months supply indicates a balanced market; and 7 or more months supply is considered a buyers market. On the South Shore as a whole there are 11 months of housing inventory, still a strong buyers market. In nearby Weymouth the market is coming into balance with 6 months supply on the market. Better still, here in Braintree there are currently approximately 4 months of inventory on the market. This means we are trending toward a sellers market. While things aren't where they were at the height of the market this is very good news. While Braintree has always been a great place to live, one thing that really appeals to buyers in this time of rising gasoline prices is the community's proximity to Boston and the convenience to public transportation.
