Peabody Properties Recognized by New England Affordable Housing Management Association for Exceptional Property Management

Brighton and Lawrence Properties Honored as Communities of Quality

Peabody Properties Inc. – a Braintree-based, full-service real estate firm managing in excess of 10,000 housing units located primarily in New England – was recently recognized by the New England Affordable Housing Management Association (NEAHMA) for the exceptional management of Charlesview Residences in Brighton, Massachusetts, and Saunders School Apartments in Lawrence, Massachusetts.

Each year, NEAHMA’s Communities of Quality (COQ) Awards recognize select property-management companies for their unprecedented contributions to developing, managing and maintaining outstanding properties for families living in affordable housing. These select companies demonstrate the highest possible quality of safe and affordable housing. A member of the National Affordable Housing Management Association (NAHMA) – the nation’s largest association for property management and owners of privately owned, government-assisted housing – NEAHMA’s mission is to facilitate communication between management agents and local HUD and state housing finance agencies and provide quality training and education on regulatory, legal, legislative and management-related topics.

Charlesview Residences was the recipient of the 2014 “Outstanding Turnaround of a Troubled Property” COQ Award. The recently constructed property replaced the original Charlesview Apartments – a housing development that had previously served low-income to moderate-income families for more than 40 years – with a new and vibrant community comprised of 240 apartment units in 19 townhouses and three mid-rise buildings. Among the property’s many improvements and additions, is the Josephine A. Fiorentino Community Center – the hub of community activity – complete with a computer center, arts room, adult learning classroom, and a large meeting space.

Saunders School Apartments – a 16-unit affordable housing property – was the recipient of this year’s “Exemplary Development for Residents with Special Needs” COQ Award. The first of its kind in Lawrence, the Saunders School Apartments was established to help fight family homelessness and guide families as they transition out of homelessness by providing both shelter and support. The property offers an on-site Resident Service Coordinator, who serves as a case manager, guiding families to achieve their personal goals through an individualized service plan. Among the services offered to residents are after-school programs for children, job skill training, English emersion programs, affordable child care, parental mentoring and GED and community college classes at Northern Essex Community College.

According to Peabody Properties Principal and Chief Operating Officer, Melissa Fish-Crane, the two NEAHMA recognitions are a testament to the hardworking teams at the Charlesview Residences and Saunders School Apartments, who have been instrumental in ensuring safety, quality and comfort at the properties. “We are honored to receive these awards from NEAHMA and are thankful for and proud of our dedicated management teams and their efforts to ensure that these are indeed, communities of high quality,” said Fish-Crane.

The firm and properties are nominees for the upcoming NAHMA Community of Quality Awards, which recognize outstanding property-management companies nationwide. This recognition and award certifies affordable, multi-unit rental properties that achieve a high standard of excellence in the areas of physical maintenance, financial management, residential programs and services, employee credentials and other selective criteria.
