Homes On Cape Cod Keep Getting Pricier, Outstripping State Growth: New Data

CAPE COD, MA — Real estate data published Wednesday shows the pricey homes of Cape Cod grew even pricier in April.

Across Barnstable County, the median sale price of single-family properties reached $821,000, an 8 percent jump from the level in April 2025, according to the Massachusetts Association of Realtors.

In Falmouth, the median price climbed by more than one-third to $925,000.

Statewide, the median was $695,000, a 5.3 percent increase. The median price is the level at which half of the homes sold for more and half for less.

The total number of April sales in Barnstable County, 570, was up slightly, from 535 last year. But there was a dramatic shift in sales status, with closed deals falling 28.4 percent but pending sales soaring 35.6 percent.

Home inventory remains in short supply on the Cape, falling in April more than 14 percent on a year-over-year basis.

However, there was an encouraging sign: The number of new listings last month rose nearly 20 percent.

“After continued inventory challenges throughout Massachusetts, we are finally starting to see an influx of new listings,” said Kristen Keegan, president of MAR. “The market is beginning to stabilize as more sellers are preparing to list their homes.”
