Framingham Mixed-Use Residential Building Gets Green Light
The Waverly Street project will replace a single family home. Both the ZBA and Planning Board have signed off.

FRAMINGHAM, MA — A Newton developer has received the OK from two key city boards to move forward with a mixed-use development along Waverly Street.
Developer Charles Zammuto is planning a six-unit building at 804 Waverly St. The parcel contains a single-family home that would be torn down. The Framingham Zoning Board of Appeals (ZBA) approved a setback variance for the project this week, which comes after a unanimous Planning Board approval last week.
Even more important, neighbors appear to have signed off on the plan. Zammuto held a neighborhood meeting recently to discuss the project and its possible traffic impacts. He agreed to move a driveway for the building located along Wilde Avenue after the meeting.

Planning Board Chair Kristina Johnson spoke at the ZBA meeting, hailing the mixed-use project as a good adaptive reuse of an underused parcel. The building is located along a corridor with bike lanes, and a relatively short walk to downtown and the MBTA commuter rail station.
According to plans, the building would be three stories with a 475 square-foot space for a non-residential use at the ground level — most likely some type of home-office space. The building would contain four two-bedroom units and two one-bedroom units, plus 12 parking spaces.
