May 2011 Market Report for Hingham MA Real Estate

The Hingham MA real estate market continues to churn out positive sales figures. Moderately priced homes are finding buyers and activity remains consistent.

The Hingham MA real estate market continues to turn out impressive sales figures.  Albeit that sales figures are at the more moderate price points, activity remains consistent, and properly priced homes are finding buyers.

In May of 2011 there were 15 homes that closed within the month for Hingham Massachusetts. This is a increase of 4 units, as there were 11 homes that closed in May of 2010.

  • The Average list price for the homes that closed in Hingham for May of 2011 was $688,047
  • The Average sale price for the homes that closed in Hingham for May of 2010 was $793,773
  • The Average sale price for the homes that closed in Hingham for May of 2011 was $650,527
  • The Average Market time for the homes that closed in Hingham in May of 2010 was 100 days.
  • The Average Market time for the homes that closed in Hingham May of 2011 was 72 days.

There are 22 homes under agreement in Hingham Massachusetts in the month of May. The average list price of the homes that went under agreement was $805,514. The average time on the market for these Hingham MA homes was 103 days.

In comparing year over year longer term data for Hingham MA, the trend towards more stability in market continues. Both the average sale price  and the average listing price have shown that there is activity at the price points that can be financed conventionally.   This can be partly attributed the nominal improvements in the economic environment.  Also the move up buyer is more confident in the current economic environment to make a move, but today’s buyer is more conservative in their purchase behavior.
