Staging your Home to Sell this Fall

Lorraine DeVaux, Northland Residential developer of the Residences at Black Rock, shares tips on how to sell your home in the fall market.

The fall market is here and in order to heighten your chances to close the sale of your home the following pointers should not be ignored. A major part of your plan should be staging your home effectively. There are plenty of easy ways to get this job done without hiring a professional, here are just a few.

  1. Focus on curb appeal. Whenever you’re trying to sell a home this should be top priority. No one wants to pull up to a house that that looks uncared for. In fact cosmetic issues often indicate an overall lack of care (and value). Fall can be tough for curb appeal since most of your summer flowers have wilted and keeping up with falling leaves can be tedious. This is why you should dress up the walk way or front steps with colorful potted plants or even a few decorative pumpkins.
  2. Don’t go overboard. It’s tempting to want all the decorations you see in the stores but they’re not going to sell your house. Keep the decorations to a minimum because they can clutter your space and distract your buyers.
  3. Focus on Comfort. When the months get colder everyone wants to be get cozy in their home. If you have a fireplace put some wood in, this way buyers can imagine themselves sipping some hot chocolate on a cold night in front of the fire. Offer buyers coffee and other refreshments, this will make your home smell good and be something to stick in buyers’ minds.
  4. Brighten up the home. Of course, the days get shorter as we head into winter, meaning chances are greater that your showing will occur with little to no natural light. Use warm lighting for your lamps and fixtures and keep shades wide open to capture all the light while it’s still available. You always want to make sure your home feels bright and inviting.
  5. Pack away personal items. Make sure that no matter what room a potential buyer walks into that they can picture themselves living in it. Put away photographs, collections, and refrigerator art work. You will need to pack these items away for your move anyway, so why not do it sooner rather than later, and allow your buyers to envision their own items decorating the home.
