Marlborough Home Prices Fell In June As Inventory Tightened

MARLBOROUGH, MA — Marlborough's housing market saw steady sales in June, but prices and available inventory both moved lower.

The city recorded 26 closed home sales in June, unchanged from the same period last year, while the median sale price fell 11 percent to $630,000 and the number of homes for sale dropped 38 percent to 31, according to housing data provided for Marlborough.

The figures show a local market where buyers completed the same number of purchases despite having fewer homes to choose from. The lower median price also marked a contrast with the limited supply.

Statewide, closed sales of single-family homes rose 7 percent in June compared with June 2025, while the median single-family home price fell 1.4 percent to $715,000, according to the Massachusetts Association of Realtors.

The association also reported an increase in new listings statewide, saying supply gains could give buyers more flexibility in the summer market.
