Marlborough Home Prices Jumped In September

Here's a look at the city's housing sales, prices and inventory for September.

MARLBOROUGH, MA — Home prices in the city climbed sharply in September as sales remained steady and available inventory fell.

Marlborough recorded 21 closed sales, unchanged from September 2025, according to new data from the Massachusetts Association of Realtors. The median sales price rose 22.9 percent year over year to $670,000 while the number of homes for sale dropped 40.7 percent to 35.

The figures follow a mixed August, when Marlborough recorded 19 closed sales and a median sales price of $585,000. Inventory stood at 34 homes that month, according to last month's report.

Statewide, closed sales of single-family homes rose 4.8 percent from September 2025 while the median price increased 2.4 percent to $670,000, according to the MAR.

Condominium sales across Massachusetts fell 6.4 percent while the median condominium price remained unchanged at $525,000. New listings increased 7.6 percent for single-family homes and 6 percent for condominiums.

"This month's housing data points to a market moving in two directions," said Kristen Keegan, 2026 president of MAR and broker representing Silver Key Homes Realty. "For buyers and sellers alike, local market conditions, pricing strategy and property type will continue to play a critical role in navigating the months ahead."
