Medfield Real Estate Update: Highest Returns on Remodeling Dollars

     As a realtor, I am frequently called by homeowners who are looking for a market resale perspective on their proposed home remodeling project. They appreciate  that, after 17 property sales last year, I will give them an accurate return on their investment.

     The most significant factor is always "Curb Appeal" which impacts all buyers before they step onto the property.  It is a fact that buyers will formulate an opinion to the level that they end up driving by and never stopping at an open house. A buyer who has previewed pictures online, and made a special trip to go to the open house, will leave before entering if the exterior pictures were deceiving.

     This month REMODELING Magazine published their annual report supporting this factor by higher returns on exterior projects over interior projects. They identify that, for New England homeowners, the best investments include updating: Minor Kitchen Surfaces, Exterior clapboard/siding, Entry Door, Deck, and Garage Door.

     Once you have a buyer touring the home, the kitchens and bathrooms are next on their list of upgrades. Buyers today feel it is a requirement to have granite/stone countertops in the kitchen and bathrooms.  A tip to homeowners for a higher return on your investment is to update only the top surfaces and keep your existing cabinets as the bases. Just apply a fresh coat of paint.
