MILFORD, MA — Milford home sales increased in July even as the number of properties on the market declined.
The town recorded 25 closed sales in July 2026, up 19 percent from the same month last year. The median sales price rose 7.1 percent to $600,000 while the number of homes for sale fell 25.9 percent to 20, according to new data released by the Massachusetts Association of REALTORS.
Milford also recorded 25 sales in June, meaning sales remained level month over month. But the median price rose by $25,000 from June while the number of homes for sale dropped from 26 to 20.
The July figures followed a shift in the local market. In June, sales increased 31.6 percent year over year while the median price fell 2.5 percent to $575,000 and inventory rose 18.2 percent.
Statewide single-family home sales rose 8.2 percent in July compared with July 2025, according to the MAR. The statewide median sales price increased 2.9 percent to $715,000.
Single-family listings across Massachusetts increased 9.4 percent year over year, marking the fourth consecutive month of growth. Despite the statewide increase in listings, the market continued to favor sellers, according to association President Kristen Keegan.
"Well-priced homes are moving quickly, so buyers should be prepared to act when the right opportunity arises," she said.
