Developer Proposes 296-Unit Milford Apartment Project
The project is the second phase of the Stone Ridge development near Route 85 and I-495.

MILFORD, MA — A developer that won approval several years ago to build a 272-unit apartment complex off of Route 85 in Milford has applied for permits to build a new, larger complex in the same area.
The Burlington-based Gutierrez Company is seeking permits to build a 296-unit apartment complex near the intersection of Route 85 and I-495. The complex is being called Stone Ridge Phase II.
In 2018, Gutierrez got approval from Milford for the Residences at Stone Ridge complex to be built along Deer Street near the Restaurant Depot store. However, Gutierrez sold the land for that Stone Ridge development to a San Diego developer, Fairfield Residential, in late 2019, according to the Worcester Business Journal. The first phase of Stone Ridge is still in the works, according to the phase two application.

Stone Ridge Phase II would encompass two five-story buildings along Deer Street. The development has also been approved as a 40B project, with about 75 of the total units set aside as affordable.
"The proposed Project will consist of approximately 296 residential units, along with first class amenities including a clubhouse with media/game room, fitness center, package receiving room, and leasing office. Outdoor amenities will include a pool, stone patios with outdoor seating, and covered parking garages," the project proposal submitted to the town says.

Gutierrez first submitted plans for Stone Ridge Phase II to the town in June. The first public view of the plans will coming during a Zoning Board of Appeals meeting scheduled for Oct. 7. The developer needs a variety of zoning waivers to complete the project.
