It's Mike Mahoney with Remax Way here in Walpole Massachusetts and what I wanted to do with you is actually review the Walpole real estate market give you a baseline to where we have been in the 1st 10 days in the month of April.

So let's get a baseline. Currently there are 56 properties on the market in Walpole Massachusetts.

These 56 properties of been on the market in the average 88 days. There are currently, 48 pending sales in Walpole. These 48 pending sales took on average 86 days. In the last 3 months there have been 26 close sales of which in 3 instances went over a hundred percent of the asking price. This causes it to look like the whole market is getting 100 percent of their asking price. You will note however that most of the sellers are getting 97% and 98% of their asking price.

Now let's look at the first 10 days in April . In the first 10 days of April, there have been 13 properties put under agreement. Of the 13 properties 8 of them webt pending in less than 35 days. The other 5 properties that had been on the market a minimum of 87 days running all the way up to 250 days. Even properties that have been around for awhile are going under agreement in Walpole, Massachusetts.
