Sharon Memory Care Facility Needs 48 Units, Developer Says

National Development and Epoch Senior Healthcare of Sharon are partnering on the potential project.

A assisted living facility eyed by won't be built if the Sharon Zoning Board of Appeals approved a smaller project.

"We'll apply for 48 (units). And if we don't get 48, we won't build it," National Development Managing Partner Ted Tye told selectmen Tuesday night.

EPOCH and National Development are partnering on the potential project, which would be at 245 and 247 Norwood St., adjacent to EPOCH's nursing home, Tye said.

A citizen petition filed by EPOCH seeks to define assisted living facilities and allow them by special permit from the ZBA, except as indicated, in the general residence, single residence, suburban, rural and housing authority zoning districts.

The request is on the Nov. 14 fall special town meeting warrant.

"Without that change, a project like the one we're talking about would not be able to be built in town," Tye said.

Tye said that "we haven't put a specific project proposal on the table yet, although we have an idea of what we'd like to do."

So far, the envisioned project is a one-story building that "looks like a residential home" and has 48 studio apartments among three wings, he said.

The facility would serve individuals with memory care issues.

"There is a real need at this time for that type of service," Tye said.

Both 245 and 247 Norwood St. have houses on them, Tye said.

The project would try to retain one of those homes, he said.

Selectmen did not take a position on the warrant article.
