Sharon Special Town Meeting Proposal Impact 'Not Major', Broker Says

Light industrial zone hasn't much land left for development.

"Not much" land zoned light industrial in Sharon is developable, real estate broker told selectmen Tuesday night.

For that reason, if Sharon voters added "general retail and wholesale landscaping equipment, supply and service business" to the property uses allowed in the district, "the impact on the zone is not major," Wluka said.

An article on the warrant seeks to add that use to the zoning district.

The article is a citizen petition submitted by Martha Raider, an owner of 675 General Edwards Highway, which is Route 1. The 6.7-acre site is just north of the of the old Sharon Motel, said Wluka, representing the property owners. The vacant site includes about 4.5 acres of wetlands and buffer, he said.

That "water and power are at least 1,000 feet away" makes developing the site challenging, Wluka said.

A landscape contracting business has expressed interest in the property, he said.

"As far as light industrial uses, it's a pretty mild one," Selectmen Chairman Richard Powell said.
