SUDBURY, MA — Sudbury's housing market slowed sharply in September following a month of increased sales and higher prices.
The town recorded 10 closed single-family home sales, down 41.2 percent from September 2025. The median sales price fell 15.5 percent to $1,077,500 while the inventory of homes for sale increased 5.3 percent to 40, according to data from the Massachusetts Association of REALTORS.
The results marked a reversal from August, when Sudbury recorded 25 closed sales, up 19 percent year over year. The median price rose 10.8 percent to $1,237,000 while inventory fell 2.9 percent to 34 homes, according to last month's housing report.
Statewide single-family home sales moved in the opposite direction in September. Closed sales across Massachusetts increased 4.8 percent year over year while the median price rose 2.4 percent to $670,000, according to the association.
Condominium sales statewide fell 6.4 percent compared with September 2025 while the median condominium price remained unchanged at $525,000.
"Single-family homes continue to show resilience, signaling continued demand despite ongoing affordability challenges, while the condo market is experiencing pullback," Kristen Keegan, the association's 2026 president, said in the September housing report.
