Sudbury Home Prices Jump 10.8 Percent In August
The town's housing market posted more sales and higher prices in August.
SUDBURY, MA — The town's housing market posted more sales and higher prices in August, even as available homes declined.
Sudbury recorded 25 closed sales, up 19 percent from August 2025. The median sales price rose 10.8 percent to $1,237,000 while the number of homes for sale fell 2.9 percent to 34, according to new data from Massachusetts Association of Realtors.
Sales fell to 31 transactions in July, while the median price rose to $1,175,000. Inventory slipped to 35 homes, according to last month’s housing report.

The increase in prices in Sudbury outpaced the statewide market. The median price for a single-family home in Massachusetts rose 2.2 percent year over year to $695,000 in August, according to the MAR.
Statewide single-family sales fell 0.2 percent to 4,052, while new listings rose 17.2 percent. Condominium sales fell 6.1 percent as the median condo price rose 3.7 percent to $565,000.

"The market activity we’re seeing shows that buyers remain engaged and ready to act when the right home comes on the market at the right price," said Kristen Keegan, 2026 president of MAR. "As we head into the fall market, I expect increased inventory and returning buyers to continue driving strong activity and more pending sales.”
