Sudbury Home Sales Climbed As Prices Fell In July

SUDBURY, MA — Sudbury home sales rebounded in July, though buyers paid less than they did a year earlier.
The town recorded 31 closed sales, up 63.2 percent from July 2025. The median sales price fell 16.7 percent to $1,175,000 while the number of homes for sale declined 5.4 percent to 35, according to new data from the Massachusetts Association of REALTORS
July sales rose to 25 closed transactions, up from 25 in June. The median price was down about 4.4 percent from June’s $1,229,000, while inventory fell from 43 homes to 35.

The increase in local sales reflected a broader statewide trend. Single-family closed sales across Massachusetts rose 8.2 percent from July 2025, according to the MAR. The statewide median single-family price increased 2.9 percent to $715,000.
Condominium sales rose 13.8 percent statewide while the median condo price fell 1.4 percent to $565,000.

New single-family listings increased 9.4 percent statewide, marking the fourth consecutive month of year-over-year growth. MAR President Kristen Keegan said the market continued to favor sellers despite the additional inventory, with well-priced homes moving quickly.
