Sudbury Home Sales Fell In June As Median Price Dropped

The local numbers stood apart from the statewide trend.

SUDBURY, MA — Sudbury home sales slowed in June while prices also fell from a year earlier.

The town recorded 25 closed sales in June, down 21.9 percent, while the median sales price fell 13.3 percent to $1,229,000. Sudbury had 43 homes for sale, down 4.4 percent.

The local numbers stood apart from the statewide trend reported by the Massachusetts Association of REALTORS, which said single-family closed sales rose 7 percent across Massachusetts in June compared with June 2025.

Statewide, the median single-family home price fell 1.4 percent to $715,000, according to the association. Condominium sales rose 9.1 percent statewide while the median condo price increased 1.7 percent to $590,000.

MAR President Kristen Keegan said the increase in statewide listings and sales activity followed a slower spring and winter, and said higher inventory could give buyers more flexibility.
