When Your Property Taxes Are Due, And Why: Sudbury Assessors

The assessor's office is reminding residents that tax bills will be coming out soon.

SUDBURY, MA—With FY2017 rapidly closing, the assessing department updated the town on fiscal matters in the town manager's latest report.

The FY2018 preliminary tax bills should be in the mail by July 1. Although property taxes are payable on a quarterly basis, the town initiates two tax bill mailings per year. Each mailing contains two payment coupons, one for the current quarterly installment and one for the next. The mailing that occurs on or about July 1, 2017, will contain a payment coupon for the installment due on August 1, 2017, and a payment coupon for the installment due on Nov. 1, 2017.

As the assessing department explains, preliminary bills are a result of the prior fiscal year’s net tax. You may notice that the preliminaries display neither the assessed value, nor the tax rate, said the announcement. That is because they are simply a calculated amount built around the prior fiscal year. Changes to assessed values and tax rates will be reflected in the statements issued in the Jan. 1, 2018 mailing.

This is particularly significant for those properties that have experienced a noteworthy change in status or

condition since last year’s assessment. An example of this may be with new construction.

The new valuation and tax liability for the full fiscal year will come due on the final two installments of FY18 (Feb. 1 and May 1, 2018).
