First Quarter Home Sales Improved For Wakefield This Year

Home sales off to decent start for first three months of the year in Wakefield.

Home sales for the first quarter of 2013 were up nearly 30% in Wakefield compared to that period last year.

New data from the Warren Group shows 31 home sales recorded in Wakefield through the end of March, compared to 24 sales for that period in 2012. This marks a gain of just over 29%. For the month of March, sales held fairly steady – 13 for 2012, and 12 for this year.

Wakefield’s median sales price so far in 2013 is $390,000, compared to $369,500 for the first three months of 2012. ForMarch 2013, the median sales price in Wakefield was $354,250.

Statewide, the Warren Group noted that March was the second consecutive month of declining home sales in Massachusetts.

"It's clear that the low supply of homes for sale is continuing to pressure prices," Harris said. "And there is definitely concern that such steep price spikes will cause an affordability issue."
