Waltham Home Sales Jumped Last Month

Sales of condo units also rose.

Home sales in Waltham increased last month as well as median sale prices.

Waltham had 14 home sales last month, three more than February of 2011, according to data released by the Warren Group. Waltham followed the statewide trend of rising home sales.

So far this year, 33 homes have been sold, 11 more than last year.

"Sales volume has increased in seven of the past eight months. This rebound in the market is starting to look pretty solid," Warren Group CEO  Timothy M. Warren Jr. said in a statement. "The mild winter weather certainly helped, but it's not the only factor boosting sales. Lower unemployment rates, low mortgage rates and attractive pricing are fueling a gradual recovery."

Median home sales prices in Waltham rose to  $317,500 from $289,000 which opposes the 3 percent drop in prices statewide, according to the Warren Group.

Also, sales of condominiums rose to 20 from 11 last month, as compared to February of 2011. That mirrors the rising trend seen statewide.

So far this year, 21 units have sold, down from 23 at the same time last year.

Prices of units have sharply risen to $367,500 from $257,500 which mimics the statewide increase. Year-to-date, median sale prices increased to $309,900 from $257,500.
