WAYLAND, MA — The Wayland housing market saw a sharp increase in closed sales in April, even as inventory continued to tighten, according to new data released by the Massachusetts Association of REALTORS.
A total of 17 homes were sold in Wayland in April, marking a 70 percent increase compared to the same month last year.
At the same time, the median sales price dipped slightly year over year to $1.18 million, down 2.7 percent.

Inventory remained limited in town, with just 13 homes listed for sale in April, a 48 percent decrease from April 2025.
Statewide, the Massachusetts Association of REALTORS reported mixed trends in April’s housing market. Across Massachusetts, median sales prices continued to rise while closed sales declined for both single-family homes and condominiums.
MAR reported that single-family home prices statewide increased 5.3 percent year-over-year, while condo prices rose 2.1 percent. Closed sales, however, fell 12.2 percent for single-family homes and 1.7 percent for condos.
New listings across Massachusetts increased for both property types, which MAR officials say could signal improving inventory conditions heading into the busy spring season.
“After continued inventory challenges throughout Massachusetts, we are finally starting to see an influx of new listings,” said Kristen Keegan, 2026 president of MAR and broker representing Silver Key Homes Realty. “The market is beginning to stabilize as more sellers are preparing to list their homes, and I expect this momentum to continue throughout the rest of the spring.”
