WAYLAND — The local housing market saw a sharp uptick in activity in March 2026, with home sales surging year-over-year even as inventory tightened significantly, according to new data released by the Massachusetts Association of Realtors.

There were 7 home sales in Wayland last month, marking a 250 percent increase compared to the same period last year, signaling a strong rebound in transaction activity heading into the spring market. At the same time, the median sales price rose to $1,401,000, up 11.4% year-over-year, underscoring continued upward pressure on home values in the affluent suburban market.

On the supply side, conditions tightened further. The number of homes for sale fell to just 11 listings, a 50 percent decline from a year ago, limiting options for prospective buyers and helping support higher prices.
