WAYLAND, MA — Wayland's housing market slowed in September as home sales and prices fell while the number of properties for sale increased.
The town recorded six closed sales, down 14.3 percent from September 2025, according to data from the Massachusetts Association of Realtors. The median sales price fell 7.5 percent year over year to $971,000 while the 32 homes for sale represented a 6.7 percent increase.
Sales also declined sharply from August, when Wayland recorded 13 closed transactions, according to a previous Patch report. September's total was down about 53.8 percent from the previous month.
The median price decreased about 17.7 percent from $1.18 million in August, a drop of roughly $209,000. Inventory increased by nine homes, or about 39.1 percent, from the 23 properties available in August.
Statewide, 3,714 single-family homes sold in September, up 4.8 percent from the same month last year, according to the association. The statewide median price rose 2.4 percent to $670,000.
New single-family listings across Massachusetts increased 7.6 percent year over year. Association President Kristen Keegan said the statewide figures showed continued demand for single-family homes despite affordability challenges.
