Wayland Housing Data Shows Less Listings, Sales For February

Real estate experts suggest that harsh winter conditions contributed to reduced buyer activity.

WAYLAND, MA — New housing data suggests that the number of closed sales and new listings is down in Wayland since last year.

New housing data for February 2026 from the Massachusetts Association of Realtors showed downward trends for Wayland. The town recorded four closed sales, down more than 33 percent from February 2025.

At the same time, 11 new listings hit the market, down more than 15 percent from last year.

While fewer homes were available in Wayland, prices also fell, with the median sale price for a single-family home decreasing by more than 24 percent.

The median sales price for Feb. 2026 was $1,025,000, according to the data.

Data trends in Wayland are similar to statewide numbers.

Statewide, the housing data reported that both closed sales and new listings have significantly decreased for single-family homes and condos compared with the same period last year.

The data show that in Massachusetts, the median sales price for single-family homes decreased by 1.7 percent and for condos by 3.8 percent since last year.

Similarly, closed sales for single-family homes and condos both decreased by more than 12 percent since last year, while new listings have also decreased.

MAR suggests that harsh winter conditions contributed to reduced buyer activity. With the weather improving, the association said there is optimism for interest from buyers and sellers in the coming months.

“It’s common to see a decrease in activity in the winter, especially considering the extreme weather in February,” said Kristen Keegan, 2026 president of MAR and broker representing Silver Key Homes Realty. “Mortgage rates have also been a rollercoaster lately, swinging as markets react to new economic data and global events... As we turn the corner towards warmer weather, we anticipate renewed market participation, which hopefully leads to a very active spring.”
