Small Tweaks for Sellers to Increase Value

Debi Benoit is a Principal of Benoit Mizner Simon & Co. in Wellesley and Weston

The housing market right now is booming, but that doesn’t guarantee a sale at asking. If your home is outdated and you’re looking for some ways to bring some life back into it, consider these small tweaks that can increase value and make your home more attractive to potential buyers.

Exterior Cosmetic Changes

One cosmetic aspect for the exterior of your home that people often overlook is the front door. Freshening up the front door as your exterior statement piece is a great, cost effective way to make your home stand out. A fresh pop of color or just a new coat of paint can take years off a tired exterior. While you’re at it, make sure the rest of the entrances to your home are updated, working properly, and up to code. Another thing that will enhance the outside of your home is a good pressure-washing (DIY or hire a professional) – and don’t forget to include walkways and driveways that have also collected dirt and stains over time. This will make your home look well cared for and sparkling, without a lot of effort. As always, make sure that your lawn is manicured, and your landscaping is kept up and seasonally appropriate.

Interior Cosmetic Changes

Updating small things like faucets, shower heads, and knobs and handles in the kitchen can make your home look newer and more modern. If you want to make your home really stand out, add a statement wall made of manufactured stone veneer. It’s the perfect addition to any large room that needs something special to make it pop. This cool new sustainable product is becoming popular with interior designers and will really stand out. If your hardwood floors are dull and scratched, sanding and re-staining can really spruce up your space without necessitating a huge interior remodel. .

Increase Functionality

Adding small organizational changes to your home will allow buyers to really picture themselves living there. If you have a walk-in closet, add in some organizational elements that increase the functionality of the space. It’s critically important for them to see enough storage space – otherwise the house may seem too small or cluttered. For homes with side entrances that are used as mudrooms, add in a bench and coat hooks to make the area more user-friendly. If a new closet system is beyond your reach, at the very least, clean out your closets and store some of your clothes to make the closets appear more spacious.

While nothing is guaranteed in real estate, making small tweaks can ensure your home stands out when you finally decide to list it. A highly desired home is more likely to fetch its asking price, and in a perfect world -- you’ll have a bidding war on your hands!

Investing a little in your home now in the proper way can result in a huge return when you sell. It’s that adage – “sometimes you need to spend money to make money” -- and this a great example of when it makes sense to do so. Buyers can be turned off by a house that just needs a little commitment to some sweat equity -- so consider taking these small projects on yourself and have a good chance at increasing your profits.
