WESTBOROUGH, MA — The Westborough housing market saw fewer homes changing hands in March 2026, even as prices continued to climb, according to new data released by the Massachusetts Association of Realtors.
The town recorded 7 closed home sales in March, a 12.5 percent year-over-year decrease, signaling a slowdown in transaction activity compared with the same period last year.
Despite fewer sales, prices continued to move upward. The median sales price in Westborough reached $750,000, marking a 15.8 percent increase from March 2025 levels, according to MAR’s March 2026 Housing Data.

Inventory, meanwhile, tightened significantly. Westborough had just 13 homes on the market, a sharp 43.5 percent decline year-over-year, underscoring ongoing supply constraints in the local housing market.
Real estate analysts note that the combination of rising prices and shrinking inventory continues to define much of the region’s housing landscape, even as buyer activity softens.
Across Massachusetts, market conditions have shown mixed signals in early 2026, with some areas experiencing fewer closed sales but continued price resilience, particularly in desirable suburban communities like Westborough.
“While closed sales continue to decline, warmer weather and more homes hitting the market are key signals that we will see renewed interest following a harsh winter across Massachusetts," said Kristen Keegan, 2026 president of the Massachusetts Association of Realtors.
Keegan added that March typically marks the beginning of increased buyer and seller activity, noting that rising inventory could help support a rebound in closed sales in the coming months.
