WESTBOROUGH, MA — Home prices climbed sharply in Westborough in August as the number of properties available for sale declined compared with a year ago.
The median sales price for a home in Westborough reached $860,000 in August, up 22.4 percent year over year, according to housing data released Tuesday from the Massachusetts Association of REALTORS.
A total of 13 homes closed during the month, an 8.3 percent increase from August 2025. Meanwhile, the number of homes for sale fell 7.7 percent to 24, meaning buyers had fewer properties to choose from than at the same time last year.
Local prices rose much faster than the statewide trend. Across Massachusetts, the median sales price for a single-family home rose 2.2 percent to $695,000 from August 2025. Statewide closed sales were nearly flat, falling 0.2 percent to 4,052.
Statewide, new single-family home listings increased 17.2 percent compared with August 2025. The association said the increase has created more options for prospective buyers even as prices continue to rise.
"The continued increase in new listings is encouraging and gives buyers more options," Kristen Keegan, 2026 president of the Massachusetts Association of REALTORS, said in the report. She added that buyers remain engaged and ready to act when homes come on the market at the right price.
The August report showed a similar increase in statewide condominium prices. The median condo price rose 3.7 percent year over year to $565,000, while closed sales declined 6.1 percent.
