Winchester Town Meeting Approves Home Size Review, Hardscape Restrictions: Report

Winchester Town Meeting passed articles 2 and 3 on the Town Meeting warrant Monday.

WINCHESTER, MA—The first session of Town Meeting resulted in the approval of two zoning articles Monday night.

According to a report by the Winchester Star, 114 out of the 155 votes for article 2 were in support, and 111 out of the 152 votes for article 3 were also in support.

Under article 2, newly constructed and expanded homes with floor areas over a certain size will now be subject to Site Plan Review in the RDA-20 zoning district, RDB-10 zoning district and RG-6.5 zoning district. The floor area includes a home's garage, but does not include a home's basement.

Article 3 expands the definitions of green space and hard scape, as well as set restrictions of the amount of hard scape that can be present on a specific lot. Aside from the RB district, a minimum of 35 percent of a lot must now be green space and a maximum of 35 percent of a home's lot can be occupied by hardscape.
