Woburn Medical Associates moves into addition on Warren Ave.
Busy medical firm adjacent to New Horizons at Choate expanding and upgrading

Woburn Medical Associates started seeing patients Monday, January 9 in its new office at 23 Warren Avenue. This practice, part of Winchester Physicians Associates, approached its property manager, Cummings Properties, last year regarding its desire to upgrade and expand its space. The catch? The busy doctor’s office wanted to remain open and fully operational during the project.
“The challenge was to create a plan and timeline that would provide more space, streamline service delivery, and ultimately improve patient care – all with minimal disruption to current patient care,” according to Cummings Properties account manager Robb LaBossiere.
LaBossiere and a team of Cummings Properties construction, design, and engineering staff created a customized two-phase plan with Woburn Medical Associates. The first phase was the construction of a 5,779-square-foot addition, which was just completed. The second phase, a full-scale renovation of the original space, is now underway, with completion anticipated this spring.

Woburn Medical Associates has leased with Cummings Properties for more than 25 years. It is located in the Medical Center at Choate, adjacent to New Horizons at Choate senior living community, which is affiliated with the Cummings organization. Rental profits from the commercial space at Medical Center at Choate help to fund the operation of this not-for-profit community. Thanks in part to this revenue, no current New Horizons resident has ever had a rent increase.
Woburn Medical Associates provides care for many of the 125 residents at New Horizons and other people from Woburn and surrounding communities. The site has a long history of medical service; it was formerly home to Choate Memorial Hospital.

The phase two renovations will result in updated finishes, wider corridors, and new handicapped accessible restrooms. The reception and administration areas are also being reworked to provide a more efficient layout for employees.
“The renovation portion of this project will free up some much-sought-after space that can be built to suit for an additional client,” said LaBossiere. “Medical Center at Choate is home to several medical practices and is rich with referral opportunities.”
