Woburn native to open new fitness studio at TradeCenter 128

Emily Holland continues family's decades-long relationship with Cummings Properties

Woburn native Emily Holland and her life and business partner, Jeremy Rubera, have leased 2,500 square feet of space at TradeCenter 128 for their new business, High Function Fitness. Construction is underway, and the individualized training studio is expected to open by mid-summer.

Although Holland conducted an extensive search for the right space to locate her first business, it is not surprising that she ended up leasing with Cummings Properties. The Woburn-based firm has been an integral part of her family since before she was born.

Holland’s dad, George, is Cummings Properties’ most senior staff member, having joined the Company in 1976. Her mom, Sue Ellen, was the very first client to lease space at 600 West Cummings Park. Thirty-two years later, her Little Folks Day School is still there. Emily and her two sisters, Sarah and Pam, have spent many summers and vacations working for the commercial real estate firm.

Emily is a Tufts University graduate like her mother and Cummings Properties founder Bill Cummings. She has a degree in psychology, but her passion has always been fitness. She and Rubera have worked together as trainers.

After working in different training facilities and continuing their education, the two determined that their common set of core values was different from those they had encountered elsewhere and decided to open their own personal training business.

Emily set her sights on the Burlington–Woburn area and started looking at potential locations. George sat on the sidelines, letting her work through the process on her own; she wanted to consider all the options.

Her frustration mounted as she felt that everywhere she went she was being looked at as “a dollar sign.” George reminded Emily, there’s no place like home, and encouraged her to reach out to Cummings Properties.

When TradeCenter 128 was suggested, “a light went off,” according to Emily. The bustling campus, located on the Burlington–Woburn line, is home to more than 200 businesses, as well as Middlesex County Superior Court.

After touring the space, Emily decided, “this is a no-brainer–this is where I want to be.”
