What Retail Would You Like to See in Birmingham? Visions for Vacancies

BIRMINGHAM, MI – There’s some good news and some bad news on the commercial real estate scene in downtown Birmingham.

First, the bad news: The marketing agency Centigrade is moving out, 135 N. Old Woodward, and Cosi Restaurant, 101 N. Old Woodward, is moving out at the end of July.

The good news? The two tenants’ exodus from the building at the corner of Maple and Old Woodward is an opportunity for other businesses looking for a prime downtown location.

Peter Sobelton, a co-owner of the building, told The Birmingham Eccentric there’s a push for a retail business “and we would like to accommodate that desire.” Sobelton said he hopes to announce the new tenants in the next two to three months.

Sobelton told Downtown Publications the decision “won’t be based on economics. It will be based on what’s best for Birmingham.”

“We have five letters of interest from businesses that might use that space,” Sobelton told The Eccentric. “So it’s a nice opportunity for us at this particular juncture. Our goal is to come up with something that will be a great addition to the city.”

Downtown properties lease for anywhere from $26 per square foot along Adams Road to $42 per square foot at the Woodward Building, which is currently under renovation and is looking for national retail tenants to fill first-floor spaces.

The building should be ready for occupancy in late summer.
