Don't get mad at lowball offers

Your home is just listed, the dirt around your sign isn't even settled yet and you have your first offer. LOWBALL offer. Let's talk about your initial reaction, which ranges from anger to disbelief. After " those" reactions hit you, take a deep breath and start analyzing the offer. TAKE the emotion away and deal with the facts. REMEMBER that the past few years buyers have been use to "foreclosure" pricing and they are looking for "deals", so don't be offended simply help educate them that property values are coming back. HERE is what you do. Your realtor is,by law, obligated to present ALL offers, they are also there for your guidance to help you get the best price for your home. That being the case, go over the CMA and make sure you have the property priced for the market. Once that is done, you can accept,reject or counter the offer. THE best time to sell a property is early on its arrival in the market place. So don't pass the opportunity to at least have a chance to work with a potential buyer. SHOULD you find that they are willing to work with you your chances of having a successful sale has improved greatly. If you simply get offended and stay upset, the chances are very low or nonexistent. MAKE it a business decision and things will work out.
