Mall At Fox Run In Newington Sold
Torrington Properties purchased the property, which has more than 60 stores and restaurants, from Morgan Stanley for $17.5 million.

NEWINGTON, NH — A regional real estate development and investment firm has made another major property acquisition on the Seacoast.
Torrington Properties purchased the Mall At Fox Run in Newington from Morgan Stanley in late November 2022. The purchase price was not disclosed Tuesday, but the town’s assessing database said the sale price was $17.5 million.
According to the company, the mall has about 60 stores and restaurants, making it a little more than two-thirds full. It plans to maintain current tenants and work to attract new businesses to fill vacancies.

“The Mall at Fox Run is a storied regional property with the potential to once again become a high-traffic, vibrant destination,” Torrington Chief Executive Officer Jay Bisognano said. “As we consider ways to improve the experience, we will engage with top consultants in the field and begin studying the best innovative ideas from across the country to bring to Newington.”
The Mall at Fox Run was built in 1983 and is assessed at more than $46.6 million, according to the town of Newington.

The former Sears site next door was purchased by the company in October 2022 for $11.5 million. Torrington purchased the Mill Road Plaza in Durham in June for $8.8 million. Last year, the company bought 100 Domain Drive in Exeter for nearly $47 million and the Ford Eddy Plaza in Concord for $30 million. The company also owns the West End Yards in Portsmouth and other properties. In 2021, the company purchased the Newington Park Shopping Center for $13.3 million.
Bisognano said Torrington was “studying similar developments across the country” to make the properties more of “a mixed-use community destination, potentially including other commercial uses like office, entertainment, and a hotel.
Some businesses previously mentioned issues with Morgan Stanley only allowing 13-month leases, which they found challenging.
