Portsmouth Posts Record $8.3 Million Sale As Seacoast Inventory Rises, Sales Cool

Single-family and condo inventory climbed in September, while sales softened across the Seacoast market.

PORTSMOUTH, NH — Available housing inventory across 13 sample Seacoast towns reached its highest level since June 2020 in September, while single-family sales fell 18.1 percent from both last year and last month, according to statistics released by the Seacoast Board of Realtors.

The board said the market cooled against a backdrop of negative economic news and mortgage interest rates exceeding 7 percent. September single-family sales slipped to their lowest level since April and marked the slowest September in two years. Even with the slowdown, Portsmouth recorded its biggest sale ever at 58 State St., an eight-bedroom, 12-bath, 8,583-square-foot home that sold for $8.3 million, or $200,000 under ask.

“The single-family market continues to be in a bit of a holding pattern despite more inventory choices,” Ryan Kaplan, president of the Seacoast Board of Realtors, said. “Still, sale prices continue to trend higher, a tribute to the value buyers are placing on Seacoast real estate.”

The September median single-family sale price was $799,000, the second lowest level of the year, according to the report. For the first nine months of 2026, there have been exactly two more sales than in 2025, while the median price of $882,000 is up 3.8 percent from a year ago.

Condominium inventory also climbed, reaching its highest level since April 2020, while sales were nearly flat from a year ago. There were 54 transactions, three fewer than last year. The monthly median condo sale price reached $645,000, which the board said was the high for the year and the highest since December 2025.

Portsmouth also accounted for two of the top three condominium sales in the report. The highest was at One Harbour Place, where a two-bedroom, three-bath, 2,350-square-foot water-view unit sold for $2,875,000, or $225,000 under ask.

For the year, condominium sales are up 3.2 percent, while the median price is down 1.1 percent to $575,000, according to the board.

The latest figures show a market with more choices for buyers but continued pressure from higher borrowing costs. In Portsmouth, the standout sales helped define the month, even as overall activity slowed across the broader Seacoast region.

The report covers Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook, and Stratham.
