44-Unit Asbury Park Condo Development Moves Forward
Asbury Park planners will continue to hear the application for a proposed 44-unit condominium project on 2nd and Bergh avenues.
ASBURY PARK, NJ - Asbury Park planners will continue to hear the application for a proposed 44-unit condominium project on 2nd and Bergh avenues.
At the April 4 meeting of the planning board, representatives of behalf of developer K. Hovnanian Holdings, LLC detailed the project, which would consist of two 3-story buildings, The Aegean and The Baltic (215 Second Avenue and 1006 Bergh Street, respectively). The applicant is seeking preliminary and final major site approval plans.
The first building, The Aegean, would consist of 27 condo units above a partially subterranean parking lot with bike storage, trash room and 42 off-street parking stalls. The Baltic would include 17 condo units and a parking lot with bike storage, trash room and 27 off-street parking stalls.

Both buildings offer two- and three-bedroom units as well as a roof deck, amenity space, private balconies and elevator access. The Aegean offers one-bedroom units as well.
The applicant is also seeking minor subdivision approval to supplement the northern portion of the site (including a lot with a multi-family home occupying the space) to satisfy a square footage requirement. A widening of second and third avenues is also proposed to accommodate parking, according to engineer Robert Curly.

Architect Frank Minervini, testifying on behalf of the applicant, noted that the buildings’ distance from the street will alleviate any noise concerns, although sound containing screens will be something that the applicant “will look at.”
The application will continue to be heard on May 16.
