A strong finish in 2014 led to an even stronger start to 2015

January 2015 market statistics for Ocean County

Ocean County showed strong numbers for the beginning of 2015. December 2014 finished strong, and January 2015 has nearly doubled those numbers. Home values are rising and giving the market a positive outlook for 2015.
Single family homes experienced a 9.9% increase in the number of new listings. Closed sales for single family homes decreased slightly, from 409 closed sales in January 2014 to 397 in January 2015. Townhouse-condos saw an increase of 37.5% in new listings. The number of closed sales for townhouse-condos rose 48.6%, from 35 closed sales in January 2014 to 52 in January 2015. The number of new adult community listings increased by 22.2%. Closed sales for adult communities dropped 20.6%, from 238 in January 2014 to 189 in January 2015. The total market of Ocean County saw a 12.7% increase in the number of new listings, and a 6.2% drop in closed sales. The total market saw 695 closed sales in January 2014 and 652 in January 2015.
Single family home sellers reported receiving an average of 95.1% of their original asking price after an average of 110 days on the market. Townhouse-condo sellers experienced of an average of 132 days on the market and reported receiving an average of 94.2% of the original list price. Homes in the adult communities spent an average of 76 days on the market, and sellers received an average of 95.3% of the original asking price.
