Jan Kwapniewski, President-Broker of Record of Coccia Realty, Inc. & Jeffrey Halpern, Vice President and Branch Manager are proud to announce their Madison office’s one year anniversary.
“We have experienced better than expected growth for our first year in Madison,” states Kwapniewski, “this is a tribute to the dedication and quality of our agents and our staff, who work diligently to service our clients and the community.”
Established in 1961 by its founder Joseph Coccia Jr., Coccia Realty’s roots began in Kearny. In 1989 Coccia took on an equal partner, Jan R. Kwapniewski whose real estate and business background and tenacity, built the office to be a top office in market share. They opened a second office in Lyndhurst shortly thereafter. In 1997, Joseph turned his share of the company to his son Chris. In 2005, after looking at buyer’s moving trends, Jan saw the need and had the initiative to open up an office in Morris County. He decided to open his third in East Hanover. In 2008, Chris Coccia left the company and was brought out by Kwapniewski. This office is now owned by his former partner and has no affiliation with Coccia Realty.

Without any more partners and constraints, Kwapniewski continued to run the company now as a sole proprietor and opened up yet another office in Rutherford in 2009, with real estate veteran Randy Wine as its Vice President & Branch Manager. At the time, the country was in an economic downturn and his peers and competitors advised against the expansion. The offices thrived, becoming the number 1 office in those markets in real estate sales. This success gave rise to the opening the company's fourth office in Madison in May of 2011, with Jeffrey Halpern, an experienced broker, at its helm as Vice President and Branch manager. In September of 2011 Kwapniewski acquired Farmbrook Realty in Montville, a successful and well know real estate office, converting it to the Coccia brand. The company is currently seeking to acquire other offices and open new locations throughout Northern New Jersey.
“I believe our success is built on the fact that we take every client and transaction personally while having all tools necessary in today’s real estate climate, without the corporate constraints associated with the big-box real estate companies” said Coccia’s Vice President Halpern, who previously was a Branch-Manager of a Coldwell Banker Residential Brokerage and Prudential New Jersey Properties offices and has been a NJ real estate licensee since 1987. “Our system also allows our local professional Realtors to concentrate on their clients wholeheartedly, while the administration is handled by the company. Coccia Realty continues to grow and I thank Madison and the area residents for their continued support."

Kwapniewski further stated “The people of Madison, Florham Park, the Chatham’s and Harding, have come to recognize that we are a part of the fabric of the area, we are a company to call in when they are thinking of buying, selling or renting a home, and we are here to stay.”
Located in the heart of Madison’s Historic Downtown, the office experiences substantial “walk-in business” due to their accommodating hours, the accessible and available parking and train access just a block away. These all add up to a tremendous convenience to buyers, sellers and agents alike. Their upscale office is state-of-the-art, with client friendly attributes includes a children’s room, wireless internet, and private conference rooms with large screen computer monitors for property presentations.
Mr. Halpern and the entire staff have always “given back” to the community and have become very involved with Madison, recently as a major sponsor of the “Taste of Madison”, being an active member of the Chamber of Commerce, contributing to many local civic organizations as well as “donating” both the front display window and their conference/training room to local civic, cultural & charity organizations.
Coccia Realty is one of the fastest growing independent real estate firms in Northern New Jersey. They are members in good standing with the Board of Realtors and member of the Garden State Multiple Listing Service (MLS), Hudson County MLS, and the New Jersey MLS, of which they have been ranked in the top 2% of closed transactions for 2010, 2011, & and in the first quarter of 2012 for successful closed transactions!
