BOROUGH SALES - November property sales were three, down—40 percent from five in November of 2010 and—25 percent lower than the four sales in October. November 2011 sales were at their lowest level compared to November of 2010 and 2009. November YTD sales of 87 are running—6.5 percent behind last year's year-to-date sales of 93.

TOWNSHIP SALES - November property sales were eight, equal to eight in November of 2010 and up from zero sales in October. November 2011 sales were at their lowest level compared to November of 2010 and 2009. November YTD sales of 146 are running 2.8 percent ahead of last year's year-to-date sales of 142.

BOROUGH PRICE—The median sales price in November was $828,000, up 19.7 percent from $692,000 in November of 2010 and up 45.3 percent from $570,000 in October. The average sales price in November was $1,107,667, up 65.5 percent from $669,200 in November of 2010 and up 82.1 percent from $608,250 in October. November 2011 ASP (average sold price) was at highest level compared to November of 2010 and 2009.

TOWNSHIP PRICE—The median sales price in November was $545,000, down 25.1 percent from $727,500 in November of 2010 and down 5.2 percent from $575,000 in October. The average sales price in November was $631,188, up 1.8 percent from $620,000 in November of 2010 and up 8.2 percent from $583,250 in October. November 2011 ASP was at highest level compared to November of 2010 and 2009.

BOROUGH INVENTORY—The total inventory of properties available for sale as of November was 29, down 3.3 percent from 30 in October and down 12.1 percent from 33 in November of last year. November 2011 Inventory was at a mid range compared to November of 2010 and 2009. A comparatively lower MSI (the number of months needed to sell all of the inventory at the monthly sales price) is more beneficial for sellers while a higher MSI is better for buyers. The November 2011 MSI of 9.7 months was at its highest level compared with November of 2010 and 2009.

TOWNSHIP INVENTORY—The total inventory of properties available for sale as of November was 68, down 4.2 percent from 71 in October and up 11.5 percent from 61 in November of last year. November 2011 inventory was at a mid range compared to November of 2010 and 2009. The November 2011 MSI of 8.5 months was at its highest level compared with November of 2010 and 2009.

BOROUGH DAYS ON MARKET—Days on market (DOM) for November was 23, down 78.3 percent from 106 days in October and down 42.5 percent from 40 days in November of last year. The November 2011 DOM was at its lowest level compared with November of 2010 and 2009. The average DOM shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move toward more of a buyer's market, a downward trend a move towards more of a seller's market.

TOWNSHIP DAYS ON MARKET—DOM for November was 101, down 27.3 percent from 139 days in October and up 87 percent from 54 days in November of last year. The November 2011 DOM was at its highest level compared with November of 2010 and 2009.

BOROUGH SELL VS. LIST PRICE—November 2011 selling price vs. original list price of 97.8 percent was up from 95.1 percent in October and up from 96.7 percent in November of last year. The SP vs. OLP reveals the average amount that sellers are agreeing to come down from their OLP. The lower the ratio is below 100 percent the more of a buyer's market exists, a ratio at or above 100 percent indicates more of a seller's market.

TOWNSHIP SELL VS. LIST PRICE - The November 2011 selling price vs. original list Price of 95.3 percent was down from 95.4 percent in October and down from 96.5 percent in November of last year.

BOROUGH NEW LISTINGS—The number of new listings in November 2011 was 7, down 36.4 percent from 11 in October and down 12.5 percent from eight in November of last year.

TOWNSHIP NEW LISTINGS—The number of new listings in November 2011 was 13, down 23.5 percent from 17 in October and up 30 percent from 10 in November of last year.

BOROUGH NEW LISTINGS—The number of new listings in November 2011 was 7, down 36.4 percent from 11 in October and down 12.5 percent from eight in November of last year.

TOWNSHIP NEW LISTINGS—The number of new listings in November 2011 was 13, down 23.5 percent from 17 in October and up 30 percent from 10 in November of last year.
