Hearing On Chatham's Dixiedale Townhouses Set For Aug. 19
The Planning Board was originally set to hear more of the proposal Aug. 5.

CHATHAM, NJ - The Chatham Township Planning Board meeting which would continue the hearings on the Dixiedale townhouse proposal has been pushed to Aug. 19 after Monday's cancellation.
The proposed 53-unit Dixiedale townhome development on Hillside Avenue and the 24-unit affordable housing development at the Skate Park site on Southern Boulevard, both plans submitted by developer Sterling Sun Homes, are expected to be on the agenda at the Planning Board's next regularly scheduled meeting at 7:30 p.m. on Monday, Aug, 19.
The Dixiedale Townhomes would be located on a 30-acre site between Hillside Avenue and River Road. Plans call for a total of 53 residential units; 50 townhouse units and three units in the existing three-story mansion. The exterior of the mansion would be restored and a portion would be converted into a clubhouse. Other proposed changes to the property include driveways, parking areas, detention basins, an internal walkway accessible to the public, and landscaping.

Vehicle access to the site would be from Hillside Avenue via a main boulevard entrance, with two “emergency” access driveway which would be closed to normal use.
The project requires variances for steep slope disturbance and for insufficient setback of a service building from an internal driveway, specifically a six-car garage which would serve the mansion's three residential units, officials said.

Sterling-Sun Homes would meet its affordable housing obligations by building 24 low-and moderate-income apartments on what is known as the Skatepark site, a 3.8-acre tract on Southern Boulevard now owned by the township. The two, 2-story buildings would require variances for a proposed 37.5-foot height where 35 feet is permitted, and for tenant storage space in the one-bedroom units which is smaller than required by the zoning ordinance, officials noted.
