92 Affordable Housing Units To Undergo Major Modernization In Edison
The renovation will fulfill the 138 credits on Affordable Housing obligation, officials said.
EDISON, NJ – Edison Township will be refurbishing Robert E. Holmes Gardens, a public housing complex, Mayor Sam Joshi and the Edison Housing Authority said.
The project will utilize a Rental Assistance Demonstration (RAD) conversion to significantly upgrade 92 units in the complex.
The renovation will fulfill 138 credits of the Council on Affordable Housing's (COAH) obligation as determined by the State, with Phase II currently under review.

"This agreement to improve Robert E. Holmes Gardens is a significant step in our community," Joshi said. "By refurbishing our existing Housing Authority, we are improving the living conditions of the current residents while simultaneously addressing our affordable housing obligations."
The RAD conversion is expected to take two-three years and will include comprehensive interior and exterior improvements. Current residents will not be displaced during construction, as empty units will be upgraded first and made available to residents when their units are scheduled for renovation.

"The RAD conversion marks a transformative step forward for the Edison Housing Authority, ensuring our residents living within the Robert E. Holmes Gardens community have access to safe, modern, and high-quality homes,” Deborah Hurley, Executive Director of the Edison Housing Authority, said.
“With the support of Edison Township and HUD, we are building a stronger, more sustainable future for our community."
The refurbishment includes modern upgrades such as new countertops, cabinets, flooring, appliances, and bathrooms. Energy-efficient improvements like heat and air system upgrades will be implemented, and each unit will feature dishwashers and laundry hookups. The renovation will also incorporate ADA-compliant features, including ramps and interior modifications to enhance accessibility.
