Metuchen Plans Restaurant At Abandoned Gas Station Property

The former gas station property is now part of $45M Forum Theatre application.

METUCHEN, NJ — The borough has fast-tracked development of the abandoned gas station property adjacent to the Forum Theatre, issuing a request for qualifications for a restaurant operator, Mayor Jonathan M Busch said. The plan is part of an expanded $45 million vision for the downtown arts district.

Busch said that the property, known as "The Spot", will now move forward simultaneously with the Forum Theatre restoration rather than as a later phase of the Metuchen Arts District project.

The decision to accelerate the timeline stems from concerns about the availability of state funding. Officials worried that the New Jersey Economic Development Authority's CAFE Program, the primary funding mechanism for the project, may not extend beyond the current round of tax credits.

"Rather than risk missing that opportunity, we made the decision to include The Spot! as part of our Forum Theatre application," Busch said in a Facebook post.

Metuchen issued a Request for Qualifications seeking an experienced restaurant and hospitality operator to anchor the approximately 6,500 square foot space, which will include a rooftop terrace and dedicated kitchen facilities.

The selected operator will serve as the exclusive caterer for Forum Theatre performances and events and will work with the borough to develop a concept integrated with the theater. The arrangement includes a long-term lease structure designed to support sustained operations. It will also include catering rights, and a “long term lease structure designed to support a successful operation.”

The development carries an estimated price tag of around $15 million, in addition to the $30 million budgeted for the Forum Theatre restoration, bringing the total project cost to $45 million.

Apart from the restaurant, The Spot will feature flexible studio and gallery space as well as makerspaces designed to connect directly to downtown Metuchen and the Forum Theatre.

For some time now, the property has been discussed as a potential site for food, art, and creative programming within the broader arts district plan. By moving it into the current funding application, officials aim to develop the downtown corner comprehensively rather than in stages, the mayor said.

"This project has always been about more than restoring the Forum," Busch said. "It's about creating a place where people gather, create, and support one another, and making sure the Forum and the Arts District are set up to succeed for the long term."

The development is one of the largest downtown revitalization efforts in Metuchen's recent history, with officials positioning the projects as anchors for the emerging arts district.

Borough officials indicated that pursuing both projects under the current CAFE Program funding round was necessary to secure financing for the full scope of work.
