PUBLIC HEARING RE OCEANOS' EXPANSION TO A CATERING HALL

ATTEND FAIR LAWN'S ZONING BOARD HEARING IN BOROUGH CHAMBERS ON MONDAY, OCTOBER 27TH, 2014 AT 7:00 PM TO GET INVOLVRED AND VOICE YOUR OPINION

OCEANOS IS REQUESTING A BOAT LOAD OF UNREASONABLE AND POSSIBLY  ILLEGAL VARIANCES FOR ITS EXPANSION PLANS BEFORE THE ZONING BOARD.  VARIANCES ARE ONLY REQUESTED BY RESIDENTS WHO HAVE HARDSHIPS. OCEANOS IS A THRIVING, POPULAR RESTAURANT WITHOUT A SINGLE HARDSHIP, THUS, LEAVING GREED, NOT NEED, THE REASON FOR THE EXPANSION REQUEST.

OCEANOS ORIGINALLY BOUGHT, AND BUILT ON,

 A RESIDENTIAL FARM...KIND’S DAIRY FARM.   IT’S ZONED RESIDENTIAL AND IN AN ALL RESIDENTIAL ZONE.  IT’S LOCATED ON SADDLE RIVER ROAD, A BUSY, NARROW, 40MPH, MAJOR ROAD, WHICH, IS NEXT TO A NURSERY SCHOOL ON ONE SIDE AND JUST YARDS FROM THE ROUTE 4 EXIT RAMP ON THE OTHER SIDE.

OCEANOS IS A DIRECT CAUSE OF INCREASED TRAFFIC, ACCIDENTS/NEAR MISSES AND A DETRIMENT TO PEDESTRIAN SAFETY.  IT’S LOCATED IN THE WORST FLOOD ZONE, ALREADY HAS THREE TIMES THE REQUIRED  IMPERVIOUS COVERAGE CAUSING EXTREME FLOODING IN THE AREA,  AND, STILL, WANTS MORE.   TO ADD TO THIS, THE RESTAURANT HAS LESS THAN HALF OF THE MANDATED PARKING SPACES THE TOWN ENGINEER REQUIRES. 

THE RESTAURANT EXPECTS TO USE RESIDENTIAL STREET PARKING FOR ITS INABILITY TO PROVIDE THE REQUIRED PARKING.  IT FEELS IT CAN OVERLOAD THE SURROUNDING RESIDENTIAL STREETS, BLOCK DRIVEWAYS AND DESTROY A NEIGHBORHOOD WITH ITS VALETS RUNNING BACK AND FORTH PARKING AND RETRIEVING CARS BECAUSE IT WILL PROVIDE EXTRA REVENUE TO THE TOWN WITH ITS EXPANSION.

ANY VARIANCES ALLOWING THIS EXPANSION WOULD BE AKIN TO ILLEGAL SPOT ZONING....WHICH IS ALLOWING JUST ONE PROPERTY IN A RESIDENTIAL ZONE TO CHANGE ITS ZONE TO COMMERCIAL.  ALSO, IT IS CONSIDERED TO BE ILLEGAL USE AND ABUSE OF VARIANCES, AS VASRIANCES ARE ONLY USE FOR HARDSHIP.

THE RESTAURANT PROVIDES LUNCH AND DINNER NOW.  IF SOMEHOW IT IS ALLOWED TO EXPAND, IT WILL BE OPEN 24/7, BOTH AS A RESTAURANT AND A CATERER.  IT WILL HAVE PARTIES GALORE AND EVENTS MORNING, NOON AND NIGHT.  THERE WILL BE  NOISE, POLLUTION,  LOUD MUSIC, MORE FLOODING, MORE ACCIDENTS, INCREASED TRAFFIC CONGESTION, BLOCKED DRIVEWAYS, PEDISTRIAN SAFETY PROBLEMS, DEVALUATION OF RESIDENTIAL PROPERTIES, ETC..

ANOTHER CONSIDERATION WILL BE THE LOSS OF AN HISTORIC BARN AND SHED AS THE RESTAURANT PLANS TO TEAR DOWN THE SHED AND RUIN THE INTERIOR OF THE BARN.
