Updated Weston Warehouse Plans To Be Unveiled Thursday In Hillsborough

The applicant initially proposed building a 135,000-square-foot warehouse near Hearthstone of Hillsborough, a 55+ community.

HILLSBOROUGH, NJ — Updated plans for the proposed warehouse building on Weston Road will be presented at the Hillsborough Planning Board meeting on Thursday night.

The applicant, Weston Road LLC, of Franklin Park, had initially been looking to build a 135,000-square-foot warehouse building with stormwater, parking, and associated improvements on 18.2 acres - which was previously the township's landfill.

Michael O'Grodnick, an attorney in Somerville, who is representing the applicant Weston Road LLC said at the Feb. 2 meeting that the project was "completely redesigned."

The Planning Board rescheduled the Feb. 2 hearing to March 23, with the condition that all updated site plans including operation details of the building, would be submitted to the township no later than Friday, March 10.

Those updated plans were submitted to the Board and include reducing the building size and area; modifying the building color, modifying the building height, and solar panels. Additionally, the number of parking spaces is reduced from 139 to 99 including 5 electric vehicle spaces.

Additionally, the new information included that 55 employees would be working at the facility for the tenant, who was identified as Miracle Brands.

"They import mainly towels and sheets from the Middle East. Mainly from India and Pakistan and then the intent is to warehouse the linens and sheets," said O'Grodnick at the Feb. 2 meeting.

Miracle Brands' business is primarily online-based, said O'Grodnick.

At the last meeting, it was announced that Jordan Asch, who has recently joined Riker Danzig LLP in Morristown, is now representing the entire Hearthstone of Hillsborough homeowner's association, which consists of 185 families. Residents had previously aired their opposition to the Hillsborough Mayor and Council at a November meeting.

Asch previously represented the Green Hills Community in Hillsborough against a proposal by applicant Harvard Way JMJ4, LLC (Redcom / SAI) who was looking to construct a 107,366 sq. ft. warehouse at the end of Harvard Way off Route 206. The March 23 Planning Board meeting will be held at 7 p.m. in-person in the Hillsborough Township Municipal Courtroom, The Peter J. Biondi Building, 379 South Branch Road, Hillsborough.
