Nine-Story Building Will Be Focus Of Hoboken Meeting Wednesday
Developers want to build 42 units on top of a parking lot at a desirable corner of town. The virtual meeting will be held Wednesday.
HOBOKEN, NJ — The proposed height of a residential building at a desirable corner of Hoboken has been cut from 11 to 9 stories, and a Zoom meeting about it will be held Wednesday.
The proposed building would rise at 83 Willow Ave., at the corner of Newark and Willow avenues, not far from the Hoboken train terminal. The corner presently contains a surface parking lot.
The meeting takes place at 6:30 p.m.

According to the city, the project architect will present the proposed redevelopment project, and city staff will outline the necessary amendments that would have to be made to the Public Works Garage Site Redevelopment Plan, in which the project lies.

Community members will then have the opportunity to ask questions and comment on the proposal. The Hoboken City Council will take no action at the meeting.
The proposed mixed-use development will include:
- 38 market-rate residential rental units
- Four affordable housing units
- An 880-square-foot ground-floor retail space
- Two parking levels to accommodate both residents of the 83 Willow building and residents of two neighboring buildings, in accordance with parking consent orders.
In response to prior community feedback, the proposed building height has decreased from previous proposals to 87 feet above design flood elevation or nine stories, in line with neighboring buildings, the city said.
As part of a future potential redevelopment agreement, the redeveloper would provide a community benefit payment of $750,000 towards the City's Affordable Housing Trust Fund and other neighborhood infrastructure and facility improvements.
